If you’ve been out driving through El Dorado Hills lately, you’ve probably noticed it too—more “For Sale” signs than we’ve seen in years. Just last week, three new ones went up in our neighborhood in less than 48 hours. The numbers confirm what we’re feeling in the streets.

Absorption Rate: The Sprint is Over

In 2021 our July absorption rate spiked to 130.1. This July it sits at 27.5—a healthier, more deliberate market.

Homes for Sale: Choices Everywhere

July 2025 recorded 204 active listings, the highest since 2019. Buyers have options again; sellers must differentiate on pricing and presentation.
