Serrano Homes for Sale in El Dorado Hills, CA

Serrano is El Dorado Hills' premier golf community: a master-planned neighborhood of distinct villages set in the oak-covered foothills, built around the private Serrano Country Club. It offers everything from family homes near top-rated schools to custom estates with Sierra, valley and golf course views, many of them inside the gates.

We have tracked Serrano's market every month since 2019 and have helped many families buy and sell here, including Balancia at 4473 Greenview Drive, one of the highest sales in Serrano since 2020.

Life in Serrano

The Serrano Country Club is the community's social hub. The Robert Trent Jones Jr. course is known for its dramatic elevation changes and foothill views, and the clubhouse hosts dining and events throughout the year. Many residents never join the club and still enjoy Serrano's trails, parks and quiet streets.

Daily needs are close by. The shops and restaurants of El Dorado Hills Town Center, Folsom and Highway 50 are a short drive away, and Lake Tahoe, Napa and San Francisco are all within a day trip.

Schools Serving Serrano

Serrano is served by two elementary districts, depending on the village: Buckeye Union School District (schools such as Silva Valley and Oak Meadow Elementary) and Rescue Union School District (schools such as Lake Forest Elementary). Most Serrano students attend Oak Ridge High School in the El Dorado Union High School District.

School boundaries can split a single neighborhood, so always confirm the assigned schools for a specific address with the district. See our full guide to schools in El Dorado Hills.

The Serrano Real Estate Market

Serrano does not have one market. It has two, and the $2 million line divides them.

  • Under $2 million: competitive. In February 2026 this range had 2.3 months of supply, with homes selling at 98.2% of list price. The $1 million to $1.25 million band was the most active in the community.
  • Above $2 million: selective. Months of supply was 6.5, and well-priced estates still sell, but buyers have more choices and more time.
  • April 2026: 55 active listings, 16 pending, about 13 sales per month and 4.3 months of supply. Sold homes averaged 50 days on market.

For sellers, pricing within the right demand band matters more than timing. Read our full analyses, Serrano Real Estate in 2026: Two Markets Under One Roof and Serrano Market Report, April 2026, or request a pricing analysis for your home.

Mello-Roos, Property Taxes and HOA Dues

Serrano homes pay the standard California property tax plus a Mello-Roos special tax through El Dorado County's Serrano Community Facilities District (CFD 1992-1). The amount varies by village and parcel, so check the tax bill for the specific home. Read our property tax and Mello-Roos guide.

Serrano also has a master homeowners association, and gated villages may have additional sub-association dues. Before you buy, review the HOA budget, reserves and rules. Here is how to read HOA documents.
