El Dorado Hills housing market 2026: record value per foot, a lower median and a widening luxury gap

QUICK ANSWER

  • El Dorado Hills homes sold for an average of $383 per square foot from January through September 2026, up 2.4% and the highest for those months since 2019.
  • The median sale price fell about 6% because buyers chose smaller homes, about 2,870 square feet on average versus about 3,050 in 2025.
  • The average asking price of homes for sale rose 15% while the average sale price fell 4%, so listings now sit about 44% above sales, up from 21%.
  • The median asking price rose only about 2%, which puts that gap at the top of the market.

The El Dorado Hills housing market in 2026 has two numbers moving in opposite directions. Over the first 9 months of the year, buyers paid a record $383 per square foot on average, while the median sale price fell about 6% because the homes they bought were smaller.

Our October 2026 El Dorado Hills market report covered September's sales, pricing by band and what to expect this fall. This post steps back to the full 9 months, using the El Dorado Hills MLS data Yoffie Real Estate Group has tracked every month since January 2019, and looks at two things a single month can hide: what's driving the median down, and how far luxury asking prices have pulled away from what homes sell for.

Are El Dorado Hills home prices falling in 2026?

Home values in El Dorado Hills are rising in 2026, with price per square foot up 2.4% from January through September even though the median sale price fell.

Price per square foot is the cleaner measure of value because it adjusts for size. It averaged $383 over the first 9 months of 2026, compared with $374 in the same months of 2025, which had been the previous high for that stretch in our records. That's about 50% above the $256 average for the same months of 2019.

Single months swing more. September's sales averaged $375 per square foot against $395 last September, and our October report cautioned against reading a trend into one month. The monthly figure depends on which homes happen to close, so the 9-month average is the steadier read.

January to September 2025 2026 Change
Average price per square foot $374 $383 +2.4%
Median sale price (monthly average) $986,000 $930,000 -5.7%
Average sale price $1,141,000 $1,099,000 -3.7%
Average home size sold (approx.) 3,050 sq ft 2,870 sq ft -5.9%

Smaller homes pulled the median down

The El Dorado Hills median sale price fell in 2026 because the typical home that sold was about 180 square feet smaller than in 2025.

Dividing the average sale price by the average price per square foot puts the average home sold at about 2,870 square feet this year, down from about 3,050. When the mix tilts toward smaller homes, the median drops even if each house is worth more than it was a year ago.

For a homeowner, that changes how to read the headlines. A report that El Dorado Hills prices dropped 6% describes what buyers chose to buy this year. Measured by the foot, a home that hasn't changed would likely sell for a little more than it would have in 2025, and that's the comparison we start from when we price one.

Luxury asking prices and sale prices are moving apart

The average El Dorado Hills asking price rose 15% in the first 9 months of 2026 while the average sale price fell 4%, which means expensive listings are piling up faster than they sell.

The average active listing was priced at about $1,588,000 from January through September, up from about $1,381,000 in 2025. Over the same months, the average sale closed at about $1,099,000. Last year the average listing was priced about 21% above the average sale. This year that gap is 44%.

The median asking price barely moved, rising about 2% to $1,105,000. When the average climbs 15% and the median climbs 2%, the change is coming from the top of the market. Our October report showed the same pattern in a single month, with September's spread between the average listing and the average sale the widest for any September in our records. Across all 9 months, it has roughly doubled.

What the gap means for luxury sellers in Serrano and Blackstone

For a luxury seller in El Dorado Hills, the competition in 2026 is a growing group of high-priced listings, and buyers are measuring each one against what has closed.

AreaPro market data as of October 1, 2026 shows 5.8 months of supply for El Dorado Hills homes between $2 million and $5 million, compared with 2.5 months under $2 million. In Serrano, AreaPro's October 19 update lists 75 homes for sale and 13 in escrow. From the Serrano Country Club fairways to the streets above El Dorado Hills Town Center, a larger home is being compared with every other one on the market at once.

That's the case for pricing from closed sales and signed contracts in your own demand band, with the asking prices of competing listings treated as context. Our Smart Seller Pricing System is built that way, and every listing we launch also runs through PLACE Ascend, the AI-powered platform that puts it in front of buyers through Google Performance Max. "Through September, buyers paid more per square foot than in any year we've tracked. They bought smaller homes, and the median followed."

Frequently asked questions

Are home prices falling in El Dorado Hills in 2026?

Home values are rising. From January through September 2026, El Dorado Hills homes sold for an average of $383 per square foot, up 2.4% from $374 in the same months of 2025 and the highest for that period since Yoffie Real Estate Group's MLS records begin in 2019. The median sale price fell about 6% over the same stretch because the homes that sold were smaller on average.

Why did the El Dorado Hills median sale price drop if values went up?

The mix of homes that sold changed. Buyers in 2026 bought homes averaging about 2,870 square feet, compared with about 3,050 square feet in 2025, based on average sale price divided by average price per square foot. Smaller homes sell for less in total even when each square foot is worth more, so the median moved down while values moved up.

Is price per square foot a better measure of El Dorado Hills home values than the median?

For tracking value over time, price per square foot is usually the better measure because it adjusts for the size of the homes that sold. The median reflects which homes happened to sell. In 2026 the two moved in opposite directions: price per square foot rose 2.4% from January through September while the median fell about 6%. Single months still swing, so a 9-month average is steadier than any one month.

Why are El Dorado Hills asking prices so far above sale prices in 2026?

More high-priced homes are on the market and many are waiting for buyers. From January through September 2026 the average El Dorado Hills asking price was about $1,588,000, up 15%, while the average sale price was about $1,099,000, down 4%. The median asking price rose only about 2%, so the gap comes mostly from expensive listings that haven't sold.

How should luxury sellers in El Dorado Hills price a home right now?

Price from what buyers have closed on and signed contracts for in your price band, since the asking prices of competing listings are running well ahead of sale prices. In the first 9 months of 2026 the average El Dorado Hills asking price was about 44% above the average sale price, up from about 21% in 2025. Homes priced in line with recent sales in their band are the ones going pending in the first few weeks.

Sources and methodology

Figures come from Yoffie Real Estate Group's MLS database of El Dorado Hills residential sales (MetroList), January 2019 through September 2026. Comparisons cover January through September of each year, and prices are the average of the 9 monthly figures. Average home size is derived by dividing the average sale price by the average price per square foot and is approximate. Asking prices are for active listings. Months of supply by price segment is from AreaPro market data as of October 1, 2026; Serrano figures are from AreaPro's weekly update of October 19, 2026.
